Early Access Product

Best for borrowers who have previously experienced a credit event including bankruptcy, short sale, or foreclosure.  Our Early Access QM product is designed to make mortgages available quickly and easily for borrowers with blemished credit, who are ineligible for financing through traditional agency or jumbo investors. Ideal for customers who may have struggled with foreclosure, bankruptcy or other hardships in the past, our extended product parameters provide affordable mortgage financing to qualified homebuyers. This QM product allows for the financing of investment properties.

Early Access Product offers the following:

  • Up to $1,000,000 loan amount
  • 620+ Credit score
  • 85% Loan to Value (15% down or 15% eequity in property)
  • Foreclosure – 3 years old
  • Bankruptcy/ Short Sale/ Deed-in-Lieu – 2 years old
  • Eligible for non-warrantable condos, when owner occupied or second home residence
  • Second homes and investment properties permitted
  • Gift funds permitted

Alternative Income Product

Best for borrowers who may not meet traditional income qualification or documentation standards.

Alternative Income is a comprehensive product designed for:

  • Borrowers who have been self-employed for less than two years and can provide a record of their income
  • Borrowers who have been self-employed for more than two years and have a more profitable recent year
  • Borrowers who recently transition to commission or bonus-based income
  • Loan amounts up to $1,500,000
  • 680+ Credit score
  • 85% Loan to Value (15% down or 15% eequity in property)
  • 15-year and 30-year fixed-rate
  • Competitive 5/1 and 7/1 low interest rate ARMs available
  • Eligible for non-warrantable condos, when owner occupied or second home residence
  • Second homes and investment properties permitted
  • Cash-out loans available
  • Gift funds permitted

Asset Inclusion Product

Best for borrowers who have adequate assets that can be used as income to qualify.  Our Asset Inclusion product is a safe and efficient way to serve borrowers who have adequate assets but do not fit traditional mortgages. Our advanced assets-as-income calculations ensure that qualified borrowers can supplement monthly income with non-liquid or retirement assets. This loan allows for the financing of all types of occupancy properties.

  • Up to $1,500,000 loan amount
  • 680+ credit score
  • 85% Loan to Value (15% down or 15% eequity in property)
  • 15-year and 30-year fixed-rate

Expanded Ratio Product

Best for borrowers who are unable to meet traditional debt-to-income lender requirements.  Our Expanded Ratio product is ideal for customers who do not meet QM Debt-to-Income (DTI) requirements. This product allows for up to 55% DTI for customers who meet our residual income requirements, and can be used for the financing of primary homes, as well as cash-out refinances.  So this means if you are self employed and write off much of yor income you can qualify more easily for this product.

Investor Product

Best for borrowers who are experienced investors.  Our new Investor product is ideal for experienced investors who may exceed agency investment property maximums, or do not meet traditional income requirements.

The Investor product is a game-changer, designed for:

  • Customers who own at least three other investment properties.
  • Customers with a history owning, retaining, and managing investment properties (three year minimum).

Investor Product offers the following:

  • Loan amounts up to $1,000,000
  • 680+ credit score
  • 65% Loan to Value or less (35% equity)
  • 15-year and 30-year fixed-rate
  • Competitive 5/1 and 7/1 low interest rate ARMs available
  • Cash-out loans available

Non-Warrantable Condominiums


Best for borrowers who are interested in non-warrantable properties.

Non-warrantable Condominiums Product offers the following:
  • 70% Loan to Value or less on all non-warrantable condo portfolio loans (30% equity)
  • 60% of total units must be sold or under contract/pending sale
  • 20% or less of the total units may be owned by one single entity
  • Condotels may be considered if the project is residential in nature
  • 10% reserve allocation not needed if current reserve balance exceeds 20% of operating expenses
  • No more than 25% of the unit owners are more than 30 days delinquent
  • Delinquency requirement may be waived if current reserve balance exceeds 30% of operating expenses
  • No defined maximum commercial influence. Appraiser must confirm project is common and customary to the market as well as prove there is no adverse impact on the marketability as a residential project
  • Second homes permitted
