Colorado Conforming Loan Limits for 2022 For All Counties
Below is information that includes all Colorado county conforming loan limits for 2022. The Federal Housing Finance Agency (FHFA) increased loan limits for 2022. This makes it much easier for more Colorado home buyers and homeowners to be able to qualify for a conforming loan with lower rates and not have to choose a jumbo loan. With rising housing prices this is needed in order to make this happen. Any home loan that exceeds the maximum amounts provided below are considered a Jumbo Mortgage. See the press release from FHFA here.
The 2022 conforming loan limit for the majority of counties in Colorado is set at $647,200, an increase over 2021’s cap of $548,250. In the higher cost counties of Colorado, the single-family loan limits in 2022 will be higher, as is outlined in the chart below. Most of the Denver metro counties limit for these more expensive and high cost counties is $684,250 for a typically Single family Residence or Condo/Townhome that is one unit and not a duplex, triplex, or 4-plex. These higher loan limits are for a high balance conforming loan and are typically about 0.25% higher in interest rate when compared to a conforming loan amount limit of $647,200.
The table below shows conforming loan limits for all Colorado counties and for all unit types. Keep in mind that a single-family residence is referred to as a 1-unit property below, so if you are thinking of buying a single-family home in 2022, refer to the 1-unit column below. Duplexes are referred to as 2-unit properties, triplexes are referred to as 3-unit properties, and multi-plexes are referred to as 4-unit properties below.
